Through the years Crazy Woman has had many experiences with mortgages and the lending process and has found the dire need for Buyers to have a full understanding that anything on this list can skew your credit and change your qualification to borrow and in the end cause the forfeit of earnest money/escrow funds to a seller for breach. Keep in mind ~ YOU need to maintain the picture of FINANCIAL HEALTH you were qualified in.
Take these serious as gun shot wound, they can cost you dearly!
- Do NOT switch jobs or cut back regular work hours.
- Make NO large purchases ~ vehicles, toys, Louboutin collection, antiquities and art, etc.
- Do NOT make big deposits ~ money must be trackable to your income and employment.
- Establish NO new credit cards, credit lines in purchases, medical, dental, etc.
- NO late payments.
- Do NOT change bank accounts.
- DO pay down or off debt.
- Do NOT close credit accounts without consulting Lender.
- Stay current on all bills.
- Do NOT lender shop once you have committed to a Lender.
- NO new credit runs/checks without consulting Lender.
- Utilize one lender only.
- Do NOT ignore Real Estate professional or Lender.
- Check in frequently with Real Estate professional or Lender.
- Do NOT increase or allow increases in any credit line, (credit card increases).
- Do NOT co-sign for anything for anyone!
- Do NOT loan or give any money to anyone!
- Save all excess cash possible.
- Do NOT max out credit cards and lines.
- Do NOT post bonds for anyone!
- Know your credit history and court actions.
