Relief of the ground reveals mostly Eastern exposure with steep timbered terrain with multiple creeks and springs. The property is the Wallowa Whitman National Forest and has elevations of 6800 to 8300 feet msl. There are no improvements upon the land, man-made, other than the mining tunnels and overburden/extractions from those mines. There are multiple creeks and springs.
The properties are about 5 miles from powerlines. When the property was last mined in the 1930s until the war started in 1942, they had a water driven power plant. There are numerous small creeks and springs on the property which run year-round. To the owners knowledge there are no water wells within 5 miles of the property.
The timber is mainly Alpine fir, White fir, Douglas fir, and Lodgepole pine with a few Tamaracks. There are no known caves but there are several mine shafts that have collapsed at their entrances. The main portal for the mine is still open but is not located on the parcels that are currently offered for sale. The title has been cleared, a local attorneys office will handle all the paperwork. AmeriTitle in Baker City will handle the escrows.
The property is not fenced. We will flag the property lines at the corners as were established by Baker County several years ago and are all brass caps. Deemed reliable, but not guaranteed. The ccr’s or rules are dictated by the County planning and zoning with these properties being in a timber zone/mineral extraction area. The closing condition would be a permit to build a single-family dwelling which will be classified as a mining management structure. The drainfield for sewer system would probably need to be a elevated or berm type design. For more information please contact Mr. Banta below.
